Yes. A $30 credit report fee ($50 for applicant + spouse) will be charged to all applicants. There is a $75 charge for Commercial Rental Applications. Applications will be processed once the fee has been received. The fee is payable by credit card or PayPal. Please note, this fee is non-refundable.
Typically, we must use our own. Not only do we need the most current copy, our report will include any past eviction reports. The only exceptions are if we receive a copy from a licensed real estate broker or mortgage broker. Otherwise, we will gladly accept a copy of the report for your file, but we must pull our own.
Combined income must be at least equal to 3 times the monthly rent gross.

We will draft the lease and send it to you for review. In most cases, you will have 3 business days to return it. Along with the lease, the security deposit and first month's rent will also be due in the form of a certified/cashier's check or wire transfer only.

Each property's detail page should say whether pets are accepted. If you have a pet, please provide us with a pet résumé: a description or bio of your pet. In addition to the security deposit, an additional $500 pet deposit will be required.
If this is the case, please provide copies of either your paycheck stubs, front page of your tax return, invoices, bank statements or any equivalent thereof. This is not required information, but it will help us provide the most accurate profile possible to the prospective landlord.
Application Pending means that a property is currently off the market and unavailable for lease, but there is a chance that it might become available again. The property is unavailable for viewing while its status is Application Pending. If it does come back on the market, its status will be updated on our website, and you are welcome to schedule a showing or submit an application at that time.
Each property has an agent responsible for it; the appropriate agent's name and contact information for a property can be found on its detail page. Open houses will also be posted there. To view multiple properties, please contact each leasing agent individually.
No. All of our current listings are posted on our website, which is updated several times a day with new listings, price reductions, and property status updates.
We don't have a list of upcoming properties because we post them to the website as soon as they are confirmed, usually within 24 hours. So check the website often and/or sign up for Email Alerts. Don't forget to refresh your browser.
